Room-in-roof spaces can include various structural elements such as sloping or flat ceilings, stud walls, gable walls, residual areas, and occasionally dormer sections with flat or pitched roofs.

An EPC surveyor will classify the top floor as a "room in roof" if the stud wall height is under 1.8 metres—even if no stud walls are present and only sloping ceilings exist.

Room in roof insulation: key areas explained
Flat ceiling (loft area):
This is treated like a standard loft space. If no hatch is present, one can be installed to allow access. We aim to install 300mm of insulation, subject to ventilation and pitch height constraints.
Stud walls:
In traditional (pre-1919) homes, stud walls are typically lath and plaster with no internal access. We install 150mm of wool insulation behind the existing wall by cutting small access panels and securing the insulation with netting. If this isn’t feasible, we may use insulated plasterboard over the wall surface as an alternative.
Sloping ceilings:
Access is often possible via the loft or behind stud walls. We aim to install 150mm of wool insulation or use 75mm of PIR board, which offers equivalent performance and is easier to fit in tighter spaces. The best method will be discussed during the site visit.
Residual areas (overhangs above lower floors):
Where accessible, we insulate these like loft spaces with up to 300mm of wool insulation, helping to prevent heat loss around the edges of rooms below.
Dormer sections:
To ensure full insulation, we also address timber-framed external walls and the flat or pitched roofs above dormers. These areas are critical to avoid cold spots and potential condensation problems.
