Expert guidance on insulation grants
The importance of loft insulation
Loft insulation is a vital step in improving your home's energy efficiency and reducing heat loss. At DAReco, we specialise in providing high-quality loft insulation solutions tailored to the unique needs of Brechin properties, including proper insulation of loft rooms. Proper insulation not only helps to lower energy bills but also enhances comfort and reduces your carbon footprint. With our expertise and PAS2030 certification, you can trust us to deliver results that meet the highest standards. Whether you’re a homeowner or landlord, our services are designed to help you achieve compliance with energy efficiency regulations while reducing your energy bills.

Getting the right level of insulation
If your home has less than 300mm of loft insulation, regardless of the type, it will almost certainly benefit from additional insulation. If there's no insulation at all, a full installation is strongly recommended – up to 33% of a home’s heat can be lost through an uninsulated roof!

We typically aim to install 300mm of insulation, as this strikes a good balance between energy savings and cost. While adding more than 300mm can reduce heat loss further, the additional benefits become smaller. That’s why the current recommended minimum is 270mm.

Our standard approach is to lay 150mm of insulation between the joists, followed by another 150mm across the joists. This method provides the most cost-effective way to insulate your home.

Ventilation assessment
Ensuring your loft has adequate ventilation is essential. When we carry out loft insulation work, we will assess the ventilation in your loft and advise you if any work is required. This varies depending on the specific characteristics of your loft and roof type.

In some cases, additional roof vents or ridge vents may need to be installed, particularly if you have a sealed roof with little or no natural airflow from outside. Ensuring proper ventilation is essential to prevent moisture build-up and maintain a healthy roof space.
PIR and phenolic insulation
PIR and phenolic foam insulation products provide approximately twice the thermal performance of traditional wool insulation. While this is a simplification, since exact performance varies between products, it aligns with how an EPC assessor would typically assess insulation levels. However, PIR and phenolic insulation materials are more expensive than wool and take longer to install, which adds to the overall cost.
A common question is whether loft storage can be retained and if flooring can be laid over the insulation. The short answer is no… but there are practical solutions available to address this. If you plan to install flooring, or already have flooring in place that you wish to retain, a practical solution is to use PIR insulation boards fitted between the joists, with the flooring laid directly over them. While this approach saves space, it’s not as thermally effective as uncompressed wool. One drawback is that it leaves the tops of the wooden roof trusses exposed, creating "cold bridging"—areas where heat escapes through uninsulated sections. There are ways to address this, but they can increase the cost significantly.
An alternative solution for those needing storage space is to raise the loft floor on stilts. This allows for 300mm of wool insulation to be installed underneath, with chipboard flooring placed on top. This method is suitable for light storage only and is not designed to support frequent foot traffic or to cover the entire loft.
